The show flat looks very grand but with facilities like swimming pool, gym and cinema will be expensive to manage. You mentioned a starting price of £300K, I believe this is a 1 bed. Please do not be tempted because of the showroom decor of electric curtains. Size of the show rooms will always be very large because its aim is to impress and sell. The actual layouts will be much smaller. I live in a new build by Berkeley and the show flats are above me and no other flats in the building have that kind of layout except the show flats on that high floor. I have the brochure so I was shocked to see how Berkeley very cleverly designed the entire floor with less flats on the show flat floor.
